Developers can now register an off-plan unit purchase and sale through DARI's Off-Plan Unit Buy & Sell Registration service. You can register the purchase and sale of an off-plan unit by following these steps:

  1. Login to DARI dari-login 
  2. Go to the Services menu on the homepage. 
  3. Select Transactions from the services list.
  4. Choose Off-Plan Unit Buy & Sell Registration from the submenu and click Initiate Service.
  5. Choose the ownership type (Ownership or Musataha) and click Next.
  6. Now, select the property or search for the unit through the filters tab by entering the plot number and clicking Proceed.
  7. A new screen will display the unit details. Review the details of the property, project, developer, and Musataha contract and click Initiate application.
  8. On the next screen, the property sale details will be displayed. Enter the sale date, project completion date, and sale price. Select who will pay the registration fees (buyer or seller). You can click Calculate Fees to display the registration fees. 
  9. On the Payment Plan section, click Add Plan Details and choose the payment type (Installments or Full payment). If you choose Installments, select the installment method (as a percentage or in AED). Enter the payment details, such as percentage, frequency, and date. Next, add the other installments by clicking Add Installment. Now, click Add payment plan
  10. On the same screen, click Add Broker, enter the UID/UN number, and click Fetch Details. Once the details of the broker are displayed, click Add Broker
  11. Now, review the details and click Next.
  12. On the Buyer Details screen, click Add Buyer or Add Non-UAE Resident Buyer.
  13. Add Buyer: choose the buyer type:
  • Person: enter the UID/UN number, click Fetch, and Add Buyer.
  • Company: enter the trade license number, click Fetch Details, and Add Buyer.
  • Government: enter the license number and government entity name and click Search. Select the government entity and click Add Buyer.

     14. Add Non-UAE Resident Buyer: you can search through the filters tab by entering the passport number, nationality, email, and mobile number. Select the buyer and click Proceed. Now, click Add Buyer.

     15. A new screen will display the details of the buyer. Enter the purchase percentage and click Next. You can add new buyers by following the previous steps. 

Note: The total purchase percentage should be 100% for all buyers. 

     16. On the next screen, upload any required documents (Developer S Contract) and click Next.

     17. A new screen will display the application details, such as the property details, project details, developer details, Musataha contract, buyers, property sale details, registration fees, payment plan details, broker details, and uploaded documents. Review the details and click Submit.

     18. A message will appear to confirm that the application of Off-Plan Unit Buy & Sell Registration has been forwarded to the designated parties for approval based on the initiator: 

  1. Company employee: The application will be forwarded to the developer approver to accept, return, or reject it. Then, the application will be forwarded to the DMT auditor to accept, return, or reject it. Then, the application will be forwarded to the DMT approver to accept, return, or reject it. 
  2. Company signatory: The application will be forwarded to the DMT auditor to accept, return, or reject it. Then, the application will be forwarded to the DMT approver to accept, return, or reject it.
    • Once the application is approved, the initiator will be notified to proceed with the payment.
    • On the payment task, review the application and payment details and click Proceed to Payment.
    • On the next screen, choose the payment method, either via DARI Wallet or Debit/Credit Card, and click Pay Now.
    • A message will appear to confirm that a payment has been made and the Pre-Registration Certificate (Usufruct) has been issued successfully. You can now download the certificate and payment receipt.

  

Note: DARI admins can initiate the application in case the initiator is unable to do so.
