DARI – the digital real estate ecosystem – in Abu Dhabi was launched with the support of the Department of Municipalities and Transport (DMT) to serve as a comprehensive platform that includes all the services of the real estate sector across the Emirate and aims to improve the level of available services, as well as add new services to provide users with an accessible experience to manage all their real estate transactions. Among the new services added to the platform is the "Waiver of Musataha," which enables you to complete the waiver process quickly, efficiently, and safely from wherever you are. To complete a "Waiver of Musataha," follow these steps:

 

 

  • Log in to DARI – the digital real estate ecosystem – using your unified number (UN), UAE pass, or Emirates ID (EID) number.
  • Go to the "Services" menu on the main page, then select "Transactions."
  • A submenu will appear; click on "Waiver of Musataha."

  • On the next page, you can view the plots you own or usufruct and select the plot of land you want to waiver.

  • On the screen, you will see the details of the Musateh, the current contract, and its documents. Please review them carefully before pressing "Start application."

  • The next page will show the new Musatehs list, from which you can add Musatehs. Click "Add new Musateh", then click "Next."



  • Choose the Musateh(s)' type, add the Musateh(s) details then click "Next."
  • All details and documents related to the new Musateh will appear for your review. If there are more than one Musateh, add the details of all Musatehs by clicking “Add new Musateh” each time. Click "Next" to move to the next step or "Previous" to return to the previous page.
  • On the next page, you can review the selling details, including the contract details, the waiving properties, the acquiring properties, and the registration fees. Here you will need to specify the Musateh that will pay the due fees – whether the current or new Musateh, as well as specify the new Musateh, then click "Next."
  • Upload the required documents, then click "Next."

  • The next page will show you the details of the current Musateh, the new Musateh, and the registration fees that will be paid by the current Musateh, which will be calculated depending on the remaining contract period. The Musateh will pay the fees. Please review the registration fee details, then click "Submit agreement" to send a request to the Musateh to review and approve.
  • Finally, you will be shown a message confirming that your request to waiver the Musataha has been sent to the other party (the Musateh) for their review and approval.

 

The second party (the Musateh) will receive a notification of this, in which case they must review the contract documents and sign them upon their approval. They can do so by following these steps:

 

  • Log in to DARI – the digital real estate ecosystem – using your unified number (UN), UAE pass, or Emirates ID (EID) number.
  • Go to the "Applications" menu on the homepage, then click "All."

  • A list of all your real estate applications will appear. You can click on "In progress" to show only the applications still in progress.
  • Choose the application to be completed or the Musataha contract to be waived.
  • Review all application data, including the registration fees (which will be paid by the current Musateh), contract details, selling details, current Musateh details, new Musateh details, and application documents, then click “Review application.”
  • You will have three options: to accept, return with feedback or reject.
  • In the case of contract approval, click "Accept," and a message will appear asking you to sign the e-contract. Checkmark "I accepted the terms of the new contract and signed in" and "I accept DARI's terms and conditions," then click "Submit."
  • A message will appear confirming that you have successfully waived the Musataha to the DMT for their approval.


  • You can then return to the home page by clicking on “Home.”

  • Click on “Applications” from the home page, then click “All.”
  • Click on "Completed" next to the property you want to waiver.
  • Click on “Download contract.”
  • A message will appear stating the Musataha waiver contract has been issued successfully.
  • Click on “Download PDF” to save a copy of the contract.

 

Once the DMT approves the waiver of Musataha, the second party (the Musateh) will receive a notification of this to proceed by paying the registration fees and owed amounts and issuing the waived Musataha contract. They can do so by following these steps:

 

  • Go to the "Applications" menu on the homepage, then click "All."
  • A list of all your real estate applications will appear. You can click on "In progress" to show only the applications still in progress.
  • Choose the application to be completed or the Musataha contract to be waived.
  • Review all application data, including the registration fees (making sure that the current Musateh will pay the registration fees), contract details, selling details, current Musateh details, new Musateh details, and application documents, then click “Review application.”
  • A message will appear to choose the payment method. Once the contract details and owed amount have been reviewed, click "Pay now."
  • A message will appear confirming the completion of the waiver of Musataha, and the new contract will be issued within a few minutes.
