DARI – the digital real estate ecosystem in Abu Dhabi – was launched with the support of the Department of Municipalities and Transport to be one comprehensive platform that includes all the services of the real estate sector across the Emirate. It aims to improve the level of available services and add new services to provide users with an accessible experience to manage all their real estate transactions. One of the new services added to the DARI platform is "Off-plan unit buy and sell registration,” which enables you to complete all the procedures of the registration process quickly, easily, and safely, wherever you are. To complete the process of “Off-plan unit buy and sell registration,” the real estate developer (only) needs to follow the following steps:

  • Log in to DARI - the digital real estate ecosystem - using your unified number (UN), UAE pass, or Emirates ID (EID) number.
  • Go to the "Services" menu from the home page, then choose "Transactions."
  • A sub-menu will appear, click on "Off-plan unit buy and sell registration".

  • On the next page, choose the property you wish to sell off-plan.

  • A screen will appear for you to add the details of the property sale. Enter the sale data, including the date of sale, project completion date, sale price, the party who will pay the due fees, registration fees, and the total registration fees. It is also possible, through this page, to add the payment plan and the broker's details.
  • Enter the agreed payment plan, where the number of installments can be added and the details of each installment.
  • If there is a broker, add the broker's details.

  • Add the buyers.
  • Enter the buyers’ details.
  • Review the buyers' details.

  • If there is a legal power of attorney, add the representative, the authorization details, and the power of attorney document.
  • Upload the required application documents, including the sell and purchase agreement, POA if there is a representative and the sealed contract if the buyer is a company, then click "Next" to go to the next page.

  • Finally, a message will appear to you to confirm that your request to register the sale of an off-plan unit has been sent to the Department of Municipalities and Transport for approval.



 

  1. Once the DMT approves the request to register the sale of an off-plan unit, a notification is sent, and the party who will pay the due fees must follow the following steps: -

 

  • Log in to DARI - the digital real estate ecosystem - using your unified number (UN), UAE pass, or Emirates ID (EID) number.


  • Go to the "Applications" menu from the home page, then click on "All."

  • A list of all your real estate applications will appear, choose the application to be completed or the unit to be sold off-plan.
  • Review all application data, including property details, contract details, and fee payment details, then click “Pay now” to pay the amount due. The amount due will be 2% of the total sale price, and an AED 10,000 will be added in the case of late registration (21 days from the contract’s date).
  • After completing the payment, you will see a message confirming the successful completion of the payment, and the certificate of sale will be issued to your off-plan unit in a short time. The seller (real estate developer) and buyer can access and download the certificate.
