Registered buyers can now conveniently request a Statement of Account for their real estate units through the Escrow Management System, using the Inquiry About Deposits – Registered Buyer Escrow Payment service. This allows buyers to access official records of their financial transactions and payment history.
You can initiate the request by following these steps:
- Log in to ADREC
- Navigate to the Services menu on the homepage.
- From the services list, choose Escrow Management System.
- Select Inquiry About Deposits –Registered Buyer Escrow Payment from the submenu and click Initiate Service.
- A new screen will display various projects. Select the project that contains your property(ies), then click Proceed.
- Choose the unit(s) you want to inquire about, then click Add Selected.
Note: If selecting multiple units, they must belong to the same project.
- A new screen will display the following details:
- Property Details
- Project Details
- Developer Information
- Owner Details
- Escrow Account Information
- Review the information, then click Submit.
- A pop-up message will appear stating: “This service will take some time. You will be notified once the report is ready.” Check the confirmation box, then click Continue.
Approval Flow
- If the buyer is an individual:
The application is sent directly to the Bank for approval.
If the Buyer is a Company:
- The application is sent to the Company Signatory, who can:
- Approve
- Return (with reason)
- Reject (with reason)
- Once approved by the signatory, the application is sent to the Bank.
Bank Review Process
- The Bank Maker receives the application and may:
- Reject (with reason)
- Return to the buyer (with reason)
- Approve
- If Approved:
- The bank maker uploads deposit details:
- Payment Date
- Amount
- Cheque Reference Number
- Value Date
- Transaction Type
- Description
- Clicks Next and reviews the application.
- Clicks Submit to send it to the Developer.
- The bank maker uploads deposit details:
Developer & Final Bank Review
- The Developer reviews the application and can:
- Approve and click Submit to forward it to the Bank Checker.
- Return it with a return reason.
- The Bank Checker may:
- Reject (with reason)
- Return to the buyer (with reason)
- Approve – application becomes ready for payment.
Final Steps
- The Buyer receives a notification that the report is ready for payment.
- Click Review Application, then Proceed to Payment.
- Choose your preferred payment method and click Pay Now.
- Once payment is completed:
- The Statement of Account is successfully issued.
- You can download both the certificate and payment receipt.
