Through Dari – the digital real estate ecosystem – you will be able to sell and buy properties safely and smoothly, whether to sell or buy land, sell or buy a unit, and sell or buy a villa apartment.

Step by step guide on how to initiate your property sale transaction on Dari:
- Select "Transactions"
- Select "Sell property"
- Select the "Land/Unit"

If you are selling, you will have to have the following to be able to complete a sale transaction:
- Valuation Certificate that does not exceed 1 month (30 days).
- Title Deed that does not exceed 6 months (180 days)
- Letter from the developer stating whether the unit is located in investment or development areas
- The unit is not under a mortgage
- There is no long-term lease contract
- There is no court order on the unit
If the steps are not complete, you will need to complete the prerequisites to proceed with the service:

If the above requirements are checked, you can select a property and proceed with the sale transaction by entering the following information:
- How is the buyer paying? (Cash or via mortgage loan)
- Property details (land or unit)
- Property owners (shares defined per owner)

To complete the sale transaction, you will have to follow 4 steps:
Step 1 (“Buyer Details”): In this step, you will need to add the buyer (you can add more than one). The buyer can either be a person or a company. If the buyer is a person, you should add the following details:
- Their Emirates ID (EID) number or unified number (UID)
- Their email and phone number, as well as upload the buyer’s documents (to be added manually by the seller)
Note: UAE nationals and public shareholding companies are eligible to buy in investment and development areas, while other nationalities are eligible to buy in investment areas only. If the buyer is out of the country, they can buy a property in the UAE without the need of their EID. |

Step 2 (“Selling Details”): In this step, the seller will have to enter the following details:
- Sale date
- Sale price
- Transaction fee
- Payment method (cash, cheque, or bank transfer)
- The buyer’s percentage
Note: The valuation price and municipality fees will be calculated automatically. The transaction fee can be: 2% of the valuation or selling price, whichever is higher or 1% of the valuation or selling price remaining from the contract, whichever is higher |

Step 3 (“ Add POA”): Seller and buyer can add a POA "Optional"

Step 4 (“Documents”): In this step, the seller will have to upload the required documents mentioned on the application.

Step 5 (“Review”): In this step, you can review all the details and documents uploaded in the previous steps. After checking all the details, click on “Submit” and it will be sent to the buyer.

If the property has more than one seller, they will all receive a notification from Dari letting them know of the sale transaction. They will then have two choices:
- Accept: When a seller accepts selling the property, all other sellers will get a notification that one of the sellers has accepted the sale transaction.
Or
- Reject: If a seller rejects the selling of the property, they will have to share their rejection reason(s) and click on “Submit edit”. A notification will be sent to the other sellers letting them know of the rejection reason(s).

If all sellers accepted the sale, a notification will be sent to the buyer(s). The buyer will have two choices:
- Accept: If the buyer(s) accept the sale, the application will be sent to the Department of Municipality and Transport (DMT) to be reviewed. A notification will be sent to the seller(s) letting them know of the buyer(s)’ acceptance.
Or
- Reject: If the buyer(s) reject the sale, they will have to share their reason(s) of rejection. A notification will be sent to the seller(s) letting them know of the reasons for rejection.

If a buyer rejected the sale, the seller(s) will receive a notification with the rejection reasons. Once reviewed, as a seller, you will have two choices:
- Edit: If the seller accepts the reason for rejection, they will have to edit the application and resend it to the buyer. A notification will be sent to the buyer with the edited application so they can review it and respond.
- Terminate: if the seller rejects the reason for rejection, they can terminate the application. A notification will be sent to the buyer through their Dari application letting them know the contract has been terminated by a seller.

If the seller got the Department of Municipality and Transport (DMT) approval, the seller will receive a notification through their Dari application letting them know of the approval. The seller will then have to book an appointment to sign the contract by following the below steps:
- Choose an official appointment in one of the DMT centers
- Choose a preferred location from the list
- Choose the preferred date
- Pick from the time slots available
- On the checkout page, you can pay the relevant fees
- Choose the payment method (Dari wallet or credit card)
- After completing the payment, the booking will be confirmed
- The buyer will get a notification through their Dari application with the booked appointment

After going to the Department of Municipality and Transport appointment, and after the seller and buyer complete all the required payments to the DMT, they will get a notification of the Title Deed through the Dari Application.
